Appraisals

 

Today I recieved an appraisal on one of my short sale properties. I was expecting a good number, but was blown away with the number that we got. This will support the offer and should be a slam dunk.

Why did it come in so low? Well, I have to assume it was due to me telling the appraiser the story of the seller as well as being there for the appraisal and helping him with supporting comps.

This appraiser was well versed in Short Sales and Foreclosures so I was comfortable in decision.

This deal is with Option One as well as Orlans P.C as the foreclosing attorney. The experience has been a good one.

Congrats on getting a good apprasial from a short sales - In my experience it can be very tricky

If your in an area where the surrounding comps are selling for less it should not be a surprised to get a lower appraisal.  If your the only short sale or discounted property in an error that might be tough.

Good luck with the short sale. I've read that Option One can be hard to work with sometimes.
